A broken-up block city balances the private and the public. The courtyards create a private atmosphere, while park and quay paths bring life to the area. Car traffic is directed into the area without throughfares. Bicycle and pedestrian traffic are prioritized, creating a vibrant urban environment. The boulevard is met by the taller buildings of the area to frame it and simultaneously act as noise protection. Towards the water, the scale of the buildings decreases, and businesses are placed on the ground floor facing the quay promenade to create an attractive commercial and walking route.
